Asbestos Surveying
A refurbishment / demolition survey is needed before any refurbishment or demolition work is carried out. This type of survey is used to locate and describe, as far as reasonably practicable, all ACMs (Asbestos Containing Materials) in the area where the refurbishment or demolition work will take place. The survey will be fully intrusive and involve destructive inspection as necessary, to gain access to all areas, including those that may be difficult to reach. A refurbishment / demolition survey may also be required in other circumstances, e.g. when more intrusive maintenance and repair work will be carried out.
In this type of survey, where the asbestos is identified so that it can be removed (rather than to ‘manage’ it), it is not required to assess the condition of the asbestos, other than to indicate areas of damage or where additional asbestos debris may be present. However as the asbestos removal may not take place for some time, the ACMs condition is usually assessed so that materials can be managed.
All surveys, analysis of results and reporting are carried out to the highest standards and are in full accordance with HSG264 Asbestos: The Survey Guide and HSG248 Asbestos: The analysts’ guide for sampling, analysis and clearance procedures.
Asbestos Refurbishment / Demolition Surveys FAQs
An asbestos refurbishment survey is a detailed inspection conducted before renovation or demolition work. It is designed to locate all asbestos containing materials (ACMs) that could be disturbed during the renovation/demolition work.
While both surveys aim to locate ACMs like asbestos cement and insulation boards, a refurbishment survey mainly focuses on areas affected by renovation, whereas a demolition survey is more comprehensive and covers the entire building that is slated for demolition.
These surveys are required for anyone planning refurbishment or demolition work in buildings that may contain asbestos due to Government safety regulations and standards.
These surveys involve intrusive inspections, which may include drilling or the dismantling of parts of the structure to identify any hidden asbestos and then the samples of any possible ACMs that are found are taken for analysis to determine if they do in fact, contain asbestos.
Yes, asbestos refurbishment and demolition surveys are mandatory before starting any renovation or demolition work in buildings constructed before 2000. This ensures the safety of workers and occupants.
