Asbestos Management Survey

An asbestos management survey is required for the normal occupancy of a building including maintenance.

Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs (Asbestos Containing Materials) in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and to assess their condition.

Asbestos Management Plan

Management surveys should cover routine and simple maintenance work.

However it has to be recognised where ‘more extensive’ maintenance or repair work is involved, there may not be sufficient information in the management survey and a localised refurbishment survey will be required for all work which disturbs the fabric of the building in areas where the management survey has not been intrusive.

Asbestos management surveys are required for owners or managers of any non-domestic properties to ensure compliance with Government health and safety regulations.

The management survey involves inspecting accessible areas of the building to identify ACMs like asbestos millboards or floor tiles and then assessing their condition and providing comprehensive recommendations for either managing or removing them.

While comprehensive, asbestos management surveys are non-intrusive and may not identify hidden asbestos. For full identification, an asbestos refurbishment or demolition survey is needed.

The frequency of the surveys entirely depends on the condition of the ACMs in the building. Regular inspections/updates to the asbestos register are very important to maintain safety as well compliance to Government standards.

The cost of a domestic asbestos survey varies depending on the size of your property, how many samples need to be taken, how accessible the areas are, and whether any additional services are required (such as faster turnaround or out-of-hours work).
